If you want to compare conventional, FHA, VA, USDA, jumbo, DSCR, bank statement, or non-QM possibilities while protecting your credit from an early hit, a soft pull can be the right first move. If you are writing an offer on a home this week, a fully documented pre-approval is usually more useful to you and the seller.

The Consumer Financial Protection Bureau explains that mortgage shopping inquiries made within a focused shopping window are generally treated as a single inquiry for scoring purposes. That does not mean every borrower should authorize a hard pull before they understand their options. It means buyers should use the right level of review for the stage they are in.

A soft pull mortgage broker can also identify credit issues that may have a measurable payment effect. For example, conventional financing often becomes more favorable around a 740 FICO score, while many conventional programs have a 620 minimum score. FHA financing may allow scores as low as 580 with 3.5% down, subject to underwriting. VA financing has no universal federal minimum score, although individual program standards apply.
